Main Street of Canmore is 8th Street and that boarders South Canmore to the North, Spring Creek to the East, the Bow River dyke to the West and one South Canmore's great parks, Millennium Park to the South which has the football field, baseball diamond and a small bike park. The walk ability score is very high from this desirable flat neighborhood with easy access to Restaurants, shops, Elevation Place, yoga, coffee shops, wine, hardware and groceries. The other park is Centennial Park with its trees and grass, picnic tables, children's playground, along with teen and adult workout stations plus a soccer field, home to the Canmore Folk Festival on the long weekend in August, Valley Winds afternoon Jazz concerts and the Highland games. Much of South Canmore has panoramic mountain views plus abundant walking and biking trails connecting it with Spring Creek Mountain Village to the East and over the pedestrian bridge over the River to the West. With the water table ( think river and creek ) being relatively high basements are no longer permitted construction, you will find crawl spaces and slab on grade construction built above the 1 in 100 high water elevation. With only above grade square footage and the ease of access to services this creates a higher purchase price per sq ft than many other areas that can spread their purchase price over a greater amount of sq ft. This area has demand from many market segments including weekenders, local families, empty nesters and those looking to make Canmore very small by just walking or biking everywhere.
